Abstract

This study presents a territorial diagnosis of La Puntilla sector, located in Samborondón canton, aiming to understand the current territorial conditions under accelerated urban growth. The diagnosis is conducted due to increasing pressure from residential expansion, real estate investment, and limited institutional coordination, which have generated territorial conflicts, environmental risks, and service imbalances.  The main objective is to characterize the current territorial model through the analysis of five subsystems: biophysical, sociocultural, economic, human settlements, and political-institutional. A mixed methodological approach was applied, combining qualitative analysis based on territorial observation and cartographic interpretation, with quantitative analysis using official statistical data and current planning regulations.  The results reveal an unsatisfactory territorial system marked by disordered land occupation, environmental pressure on sensitive areas, conflicts between private and public interests, weak citizen participation, and institutional coordination challenges. However, significant potentialities were identified, including local government regulatory capacity, citizen interest, and the strategic metropolitan location of the area.  This territorial diagnosis provides a technical foundation for territorial planning processes, supporting the formulation of the PDOT Partial Plan and promoting a more organized, sustainable, and equitable urban development model.

Author Biography

Christian Zambrano Murillo, Universidad Laica Vicente Rocafuerte

He was born in the city of Guayaquil, Guayas province, Ecuador. He is an architect and builder by profession with a master's degree in land use planning and urbanism from the University of Guayaquil. He has twelve years of professional experience in the real estate sector, ranging from real estate project development to the planning and execution of building and urban planning projects. In the academic field, he has published in high-impact scientific journals indexed in Scopus and participated in international conferences on Human Factors in Architecture, Sustainable Urban Planning, and Infrastructure. He has taught technical areas of construction and theoretical areas within sustainable urban development, in addition to being part of the center of excellence at the Faculty of Architecture and Urban Planning at the University of Guayaquil. He currently teaches territorial planning at the Faculty of Engineering, Industry, and Construction at Laica Vicente Rocafuerte University. His research focuses on planning and optimizing decision-making for buildings, applying bioclimatic criteria, generating renewable energy, building technologies, and land use planning, all under sustainability criteria.
